What Happens to After-Hours Calls to Real Estate Agents

Buyers inquire about listings at night. from yard signs, Zillow, and Instagram. Here's where those calls actually go, and how top agents capture them.

Here’s an experiment I run with agents (I’m a licensed agent myself, so I’ve run it on my own business too): call your own listing number tonight at 9:30 PM. Listen to what a buyer hears.

For almost every agent, it’s voicemail. And here’s the thing about that buyer: they weren’t calling to leave a message.

When buyers actually inquire

Buyers browse listings when they’re off work. evenings, weekends, lunch breaks. They drive past the yard sign at 7 PM on the way home. They deep-scroll Zillow at 10 PM. The inquiry moment is overwhelmingly outside business hours, and it’s impulsive: they have a question about this house right now. the HOA fee, the basement, whether they can see it Saturday.

Meanwhile, agents are least available exactly when buyers are most active. Showings, dinners, family. Nobody’s answering the listing line at 9:30 PM. and most callers who hit voicemail never try again. They don’t wait for a callback; they call the listing down the street, or worse, the big portal routes them to whichever agent pays for the privilege of answering your listing’s leads.

The quiet cost to the seller. and the listing pitch nobody else makes

There’s a second layer that agents rarely talk about: every unanswered buyer call on a listing is a disservice to the seller who hired you. They’re paying commission for maximum exposure. and exposure that calls a dead line at night isn’t exposure.

Which is exactly why after-hours coverage isn’t just lead defense. it’s a listing-presentation weapon. Imagine sitting across from a homeowner who’s interviewing three agents and saying:

“When you list with me, your property doesn’t just go online. It gets its own 24/7 assistant that answers buyer questions. the HOA, the taxes, the school district. and books showings even when I’m unavailable.”

The other two agents at that kitchen table can’t say that.

What “answered” should actually mean

A live answer alone isn’t the bar. An answering service that takes a message is just voicemail with better manners. For a listing call to convert, the answer has to:

  1. Know the property. price, specs, taxes, HOA, showing windows for that specific address
  2. Qualify the buyer. timeline, pre-approval, whether they have an agent
  3. Book the showing. onto your real calendar, with confirmation and reminders
  4. Brief you. a summary text with the buyer’s details before you even wake up

That’s the difference between “we answer your phone” and a listing that sells itself around the clock.

We build exactly this for agents. a 24/7 concierge trained on each of your active listings. The demo is simple: we build it on one of your real listings, you call it, and you hear what your buyers would hear.

Until then, try the experiment. Call your listing tonight. If you don’t like what you hear, neither do your buyers.
